About Our Client

Asset Manager for Leading Housing Association - Bristol (Property and Housing)

The client is currently experiencing large growth and currently oversees the asset management and building maintenance of a stock of over 4,000 properties.

The client has recently undertaken a new joint venture and partnership that will take over Strategic Asset Management, Responsive Repairs, Voids Maintenance (housing stock that becomes vacant), Major Works, Planned Improvements, Cyclical and Statutory Maintenance, Neighbourhood Plans and New Builds.

Job Description

Asset Manager for Leading Housing Association - Bristol (Property and Housing)

  • To provide strategic direction for the long term management and investment objectives of the property portfolio as described in overall purpose.
  • Be responsible for line management functions for the Assets Management Team including organising and coordinating programmes of work, necessary future recruitment and monitoring the day to day activities of the team.
  • To initiate and implement a performance reporting framework across the property portfolio and maintenance services as required by the GYN senior management team.
  • Deputise for the Managing Director in their absence or when requested.
  • To deliver the service within agreed budgets, policies, procedures and timescales ensuring that the section complies with corporate policies.
  • Responsible for exploring and investigating external sources of funding opportunity in support of the GYN business plan. To prepare and execute bids for such funding.
  • Prepare and when necessary present reports to Board or Executive Management Team, making investment, change of tenure, redevelopment or, disposal recommendations in accordance with the Asset Management Strategy.
  • Work with and advise resident working groups and customer services teams on strategic matters and future policy implementation.
  • Work with Board Members, residents, external partners and GYN senior management agree reinvestment priorities on an annual basis, and update all relevant stakeholders
  • Prepare tender documents, evaluate and report on tender submissions. Assist in the re-let of term contracts.
  • Carry out contract administration duties and be able to carry out on site quality inspections in social housing properties.
  • Plan and manage projects, and play a positive part in promoting and maintaining partnerships.
  • Support, train and supervise staff within the Asset Management and Neighbourhoods Services team. Implement personal training and develop plans. Hold and record one to one on a monthly and appraisals on a half annual basis.
  • Occasional attendance required at evening/weekend meetings, and to be contactable outside of normal working hours.
  • Ensure / contribute / lead on the delivery of quality assured, client focused products and services to meet the agreed requirements of the customer.
  • Contribute to the operation and development of the Business Management System to ensure the continuous improvement of quality assured services/products for clients.

The Successful Applicant

Asset Manager for Leading Housing Association - Bristol (Property and Housing)

Experience should include the responsibility for developing and Improving the Repairs and Maintenance Service for a Registered Provider to ensure they meet all statutory and best standard requirements and customer expectations and improved customer satisfaction.

Degree or equivalent qualification, ideally in a related technical field.

MRICS / MCIOB Accredited

Or equivalent experience
