Job Description

As Construction Director, you will be responsible for the complete operational development of sites across a region.

In an office based capacity, you will be supported by Contracts Manager, Project Manager, Site Managers, Quantity Surveyors, Design and office based support.

This position will play a key role within the business, and as such there will be strong opportunity to progress to further Regional Directorial development.

Essential professional and personal qualities are:

To deliver Projects in accordance with the Members Agreements and the Project Objectives.

To review and manage the Business Plans, liaising with key stake holders to ensure risks/issues are effectively managed and all milestones are met.

Manage the overall budget for the Project, reporting commercial matters, procurement, programme and risks to the Board in good time to ensure key decisions can be made.

To effectively procure works and services, including major infrastructure packages, for the Board.

Work with stakeholders on mix, planning approvals and costs, based on feasibility work carried out in conjunction with internal teams and the Project team.

Draw down land parcels, when required, using the procedures set out in the Land Sale Agreement.

Ensure the delivery of the Social and Economic programme including employment & training.

To liaise with Government agencies, local Borough Council, housing associations etc on land development thereby creating a good network of contacts for sites.

To be aware of local/national issues impacting upon the delivery of results particularly in relation to planning and environmental issues and the impact of the environmental lobby.

To manage and motivate the Project Team effectively & ensure they have the right skills to deliver.

The Successful Applicant

The successful candidate will have the following experience:

Previous experience of leading large scale residential/ mixed use projects at a strategic level.

A degree or equivalent qualification in a relevant subject e.g. Planning, Property Surveying, Technical Engineering or Building, ideally with a relevant professional qualification.

Good technical knowledge and awareness of other disciplines of house building particularly in relation to Land and Development/ Construction/ Commercial and Technical.

Sound business acumen with the ability to identify significant issues in the business & project and to ensure that matters are communicated and resolved at the appropriate level.

Strong legal knowledge to facilitate work in relation to the various forms of legal documentation.

Demonstrate a strong project management discipline with the ability to be innovative. Develop techniques to improve performance, achieve targets and drive the value of the business.

Good inter-personal skills with the ability to communicate at various levels from customers to Chief Executives and promote the scheme as a development of national significance.

Knowledge of professional and business contacts, LA officers, sub-contractors and key players in relevant organisations, understanding the complex politics of multi-organisational working.

Ability to influence, persuade and to have exceptional negotiating skills in order to achieve optimum results with the ability to motive and support the local Divisions to deliver the projects.

To be a lateral/conceptual thinker which enables the post holder to identify development potential and opportunity for growth /profit.

Willing to be commutable to the Northampton/MK region.

What's on Offer

The successful Construction Director reporting to the Regional Managing Director will be offered between £80,000 - £100,000 plus annual bonus, private health care, car allowance and Directorial level benefits (depending on experience and performance).
