Job Description

The Estates Manager, reporting to Head of Property,

Will possess good communication skills and whilst self management of workload will be essential, there will be a need to be able to report into all levels of the business.

Professional Services


  • Management of external rating agents dealing with rating list appeals and submission of MCC appeals.
  • Manage an effective and efficient reporting process between rating agents, property, and finance to ensure accurate budgets are maintained. Regular reviews to be instigated with all parties.
  • Review all areas of rates saving with a focus on submission of MCC rating appeals and securing of rebates for sites closed for development. Process to be set up involving area/house managers for submission of appeals, monitoring of process, etc, to achieve maximum rates saving.

Rent Reviews

  • Assist with the management of external consultants in respect of rent review work, together with the setting up of a regular review and reporting process.
  • Maintain internal rent review budgeting and approval process.
  • Review benchmark tests to be used to monitor performance of external agents.

  • Ensure maintenance of property database following review settlements and maintain reporting methods to finance so that accruals are released efficiently on settlement.

General Estates Management Function

Liaison with Operations Directors, Area and House Managers providing general property advice on the following:-

  • Lease terms and constraints on operation.
  • Boundary issues.
  • Planning constraints.
  • Landlord related queries/issues.
  • Neighbour disputes
  • Property costs.

  • Liaison with finance department re: service charge, budgeting and disputes
  • Liaison with finance department and risk management team regarding insurance premium payments and disputes.
  • Liaison, as required, with project management team providing advice pre development on ownership, lease rights and constraints, consent procedure for alterations and additions. Involvement with licensing team when securing external area licences.
  • To assist Head of Property with leasehold management of the estate, dealing on an ad-hoc basis with lease renewals, dilapidations, section 146 and CPO notices as required.
  • To assist Head of Property with maximising value of the leasehold estate via regears, etc.
  • To assist Head of Property with any disposal or acquisition activity as required.

Unlicensed/Non Trading estate

Overall responsibility for the management and upkeep of the unlicensed estate, ensuring the following:-

  • Review estate to ensure all lease renewals and rent reviews are instigated on time and to maximum value.
  • Liaison with finance to ensure all rent, service charge and insurance charges are billed to tenants according to lease terms.
  • Oversee management of unlicensed debt in conjunction with finance team.
  • Review use of any external agents for rent review or lease renewals.
  • Initiate review of non trading estate to identify potential income opportunities including, but not exclusively the following:
  • Advertising hoarding sites.
  • Telecoms installations.
  • Wi Fi 'Booster' installations
  • Vacant upper floors.
  • Car park management.

The Successful Applicant

The ideal candidate for this role will be MRICS qualified, preferably with a minimum 3 years experience post RICS qualification, and ideally have a university degree. They will be a highly motivated and enjoy work within the leisure industry and large multi unit estates experience.
