Job Description

  •  Monitoring and managing the caseload effectively to ensure quick resolution, control of costs and derive the maximum financial benefit to the Charity.
  •  Supporting the field team in answering general property enquiries and keeping them fully informed of the progress of major projects and negotiations.
  • Responding to maintenance problems reported by the shops which are the landlord's responsibility
  • Attending monthly property meetings and reporting to senior management on all major projects which have a significant cost or operational impact to the business
  •  Solve complex maintenance and repair issues and enforcing lease covenants with our landlords.
  •  Negotiating directly with landlords, managing agents and neighbours to resolve disputes of a repair and legal nature including undertaking site visits throughout the UK.
  •  Managing and recognising matters which create health and safety and statutory obligations to ensure safety of all staff, volunteers and customers.
  •  Preparing reports in Microsoft Office as necessary.
  •  Analysing and challenging service charges billed by landlords.
  •  Obtaining landlord's consent to siting of book banks, bin cages, storage containers and any other facilities to support the retail operation.
  •  Liaising with local authorities over minor planning matters including CPOs.
  •  Updating and maintaining accurate records on the Property Database.

The Successful Applicant

  • Experienced Property Manager 
  • Proven track record in Estate Management preferably working for a national high street retailer is desirable but not essential. 
  • Full driving licence and ability to visit properties
  • Strong knowledge of MS Office
  • Excellent organisational skills and ability to manage competing pressures in a positive way.
  • Ability to meet deadlines and prioritise your own workload with minimal supervision.
  • Ability to deal with people professionally, politely and sensitively at all levels both verbally and in writing.
  • High level of literacy for writing non-standard letters, and understanding complex leases.
  • High level of numerical competency for carrying out valuations, reviewing schedules of works and preparation/monitoring of service charge budgets.
  • Ability to accurately maintain computer based information on spreadsheets and database packages and to produce own reports using Microsoft Office.
  • Good organisational skills and ability to provide to prioritise workload together with the ability to show initiative and independence.
  • Ability to use own initiative, comfortable liaising with senior retail management, as well as negotiating with and challenging landlords and external managing agents.
  • Willing to travel as required.
