Land Manager: Leading South West Housing Association (Bath: Property and Housing)

The successful candidate will be carrying out the following duties:

  • Lead on researching development opportunities for residential sites and be familiar with the core strategies and other key planning documents across the South West of England e.g. Strategic Housing Market and Land Assessments.
  • Evaluate and secure land/sites for residential development on a cost effective basis.
  • Be responsible for acquiring land opportunities within the geographical area of operation, developing a detailed knowledge of development opportunities and competitor activity within the area.
  • Lead on the management and co-ordination of land viability and feasibility stages.
  • Take responsibility for the management and coordination of viability and feasibility stages working closely with architects, consultants and internal teams to define overall schemes to enable delivery to required standards, within set time frames and comply or exceed financial targets and returns.
  • Lead negotiations and formulate offers to pursue land opportunities in order to meet land requirements, within annual budgets and forecasts.
  • Maintain a high profile with external property contacts, establishing and maintaining effective working relationships.
  • Work closely with stakeholders and the Homes leadership team in order for land targets and budgets to be met for development and growth activities.
  • Develop and maintain a full understanding of the Homes land appraisal system and the various internal procedures involved in investigating, reporting and purchasing land, assisting in the delivery of any additional software systems that may be implemented.
  • Develop and maintain a sound and current knowledge of the planning system, working closely with technical teams and external consultants, ensuring I am highly involved in the planning process, monitoring site progress through to implementable consent.
  • Maintain a sound knowledge of all technical aspects covering the acquisition and development of land with associated legal agreements.
  • Develop a thorough understanding of legal issues relating to contracts, joint ventures and partnerships.
  • Lead the formulation and delivery of offers and associated due-diligence; negotiate with local authorities and registered providers, agents and lawyers in order to produce contracts for signature.
  • Lead on conditional contracts and options, taking responsibility for overseeing the project until legal completion and for liaising with all internal departments accordingly.
  • Ensure compliance with self-audit procedures to ensure the effectiveness of the Company's system of internal control and to satisfy external checks.
  • Be accountable for ensuring Health and Safety related activities, including compliance with statutory obligations, are robustly managed within my area of responsibility
  • Keep abreast of the housing market across the Southern Central area of England and have an intimate knowledge of local house prices.

The Successful Applicant

  • Hold a relevant professional qualification which evidences the appropriate calibre for this role/or substantial relevant experience
  • Be educated to degree level or equivalent through relevant training/experience.
  • Demonstrate an excellent track record in the property and construction industry with a strong commercial/technical background.
  • Evidence substantial land acquisitions experience
  • Demonstrate my ability to drive the land acquisition programme to deliver a dedicated pipeline of sites for private sales and provide opportunities for affordable development.
