Job Description

The Property manager will be based in the West Yorkshire region ideally but will travel across a specific geographical patch in the North of the UK. They will deliver a successful investment programme, meeting and exceeding agreed targets for time, cost and quality, contributing to the identification of investment and opportunities to exploit potential from the estate. They will be responsible for protecting and enhancing the Company's property asset through proactive management of all repairs and maintenance and through engagement with the Partner and the operations team. They are required to influence business development whilst protecting the asset to maximise property value. They will optimise potential retail opportunities whilst delivering great customer satisfaction and improved cost savings. Proactive supplier management and development is critical to ensure value for money and high quality customer service. They will also be responsible for the following:

  • Ensuring a proactive Partner investment plan is in place which protects the fabric, capital value and trading capability of our properties.
  • Improve property asset protection through the education of Partners and their obligations and control over schedules of dilapidations and utilisation of dilapidations bonds
  • Responsible for a number of Property Surveyors
  • Maximising value for money for any investment.
  • Provide valuable support and advice to Partners who plan their own investment to help them exploit the opportunity and ensure legal and statutory compliance.
  • Continually identify further potential opportunities for growth and better asset utilisation with the wider team.
  • Actively consider and challenge investment plans to ensure they are the right approach for the property.
  • Encourage and educate our Partners to regularly invest through cost effective property management.
  • Acting as the Partners investment consultant to influence appropriate and proactive investment.
  • Develop a repairs and maintenance plan for the companies and their partners obligations - actively forecast the significant spend requirement and timings.
  • Ensuring statutory and contractual requirements are promoted and delivered to the business in a positive and trade enhancing way - DDA, fire safety, licensing, repairing obligations etc
  • Increase and promote Partner awareness of asset protection and risk management, the benefit to their business and their obligations

The Successful Applicant

The ideal Property Manager will be based in the West Yorkshire region ideally but will travel across a specific geographical patch in the North of the UK. They will be experienced in either the retail, leisure or licensed leisure sectors and have the following:

  • Experience in a multi retail site property role as building surveyor or project manager
  • Up to date knowledge of statutory compliance legislation
  • Experience of budgetary & financial cost control
  • IT Literate
  • Independent responsibility for planning and delivery
  • HNC in either Building Surveying or Building Construction, or professional qualification such as RICS or IOB
  • Working knowledge of landlord / tenant legislation
