Job Description

  • Develops and implements a regional plan for sourcing and opening sites in line with the Market Plan and Annual Operating Plan (AOP) across the 3 ownership channels - Franchising, Company and Licensed.
  • Ensures a solid pipeline is being built by our franchised partners and for company growth to meet the following year's targets.
  • Assists in the implementation of the existing Portfolio Review Process.
  • Develops best practise and models 'ways of working' with the construction and design team to ensure every store is opened right, first time, every time and upholds the company vision and brand experience.
  • Provide functional expertise and understands the business needs and region.
  • Good links to the external market with strong sustainable relationships with landlords and agents.
  • Contributes to store cost reduction goals through challenging REMs to maximise deal incentives and obtaining enhanced specs on new construction opportunities.
  • Negotiates and executes commercially sound leases.
  • Manages delivery of new store opening programme (company and franchised) within a region in line with agreed AOP objectives - store count, store weeks, profitability, average weekly sales, IRR.
  • To set up suppliers/landlords for new store opening initial payments ensuring liaison with the existing stores and finance teams.
  • To set and organise landlord and agent coffee mornings and events to showcase new store openings and designs (renovations).
  • Ensures all sites meet Company financial benchmarks e.g. IRR, sales forecast, investment etc. and that a robust sales justification has been carried out and agreed with the Operations team.
  • Participates in schematic sign off for company stores.
  • Contributes to AOP budget and strategic plan submissions and re-forecasting.
  • Obtains alignment of RDO and head of real estate to target locations within market plan in line with agreed overall strategy for growth.
  • Provides coaching, direction and leadership to our franchised partners and their agents on site selection and the delivery of new stores
  • Sets goals and clear direction for external consultants and promotes a team ethic to successfully achieve regional and company-wide goals

The Successful Applicant

  • Franchised business models and Franchised partner liaison preferred
  • Post qualification experience in retail or leisure sector acquiring and developing properties.
  • Must have played a lead role in delivering a fast paced acquisition programme - ie > 20 sites pa.
  • Proven track record in favourable lease negotiations on behalf of an occupier
  • Market planning, mapping and analysis experience.
  • Must have track record of influencing people and experience of implementing change in a prior role
  • RICS qualified ( or equivalent) preferred
  • Degree (2.2 or higher) preferred
  • Highly motivated. Can work at pace and on own initiative
  • High achiever with excellent communication and networking ability
