Technical Manager Residential Housing, Bristol (Building and Construction):

An excellent opportunity has arisen for a quality driven Technical Manager working for an award-winning Regional Developer and Contractor, reporting to their South Wales Regional Office. As Technical Manager you will be working as part of the Regional project delivery team covering South Wales & The South West Region. In an office based capacity, you will report directly to the Technical Director, depending on project size and location across the Regions.

Job Description

Technical Manager Residential Housing, Bristol (Building and Construction):

Reporting to Bristol, Regional Office.

WHAT WILL I BE RESPONSIBLE FOR?

  • Provide a practical and cost effective technical service to the company.
  • Procure site investigations, surveys, services information, etc to assist the design process
  • Management of the technical process ensuring that best practice is followed, and that costs are controlled.
  • Ensure best value is observed in procuring site service contracts.
  • Responsible for co-ordinating the external design team in ensuring the design package meets the specified programme.
  • To deliver a clear and concise technical briefing to all the related departments at the pre-start stage.
  • To support the Commercial/Construction/Sales department with any issues that may arise.
  • To assist the solicitors in the processing of purchaser queries.
  • Ensure that the site adoptions process is followed, and that the associated agreements are in place, and that the bond value is kept to a minimum.
  • To assist and co-operate with the Land Department in the investigation and acquisition of development sites:
  • To be responsible that full and accurate technical appraisals, abnormal costings of potential development land are provided within required timescales.
  • To be responsible that the most cost effective options are physically developing the land are recommended.
  • To be responsible that within the Technical Department an awareness is maintained of the need for suitable development land to be acquired and that the Company are made aware of all relevant information coming to the attention of the Department's staff which may assist in the identification and securing of sites.
  • To be responsible for the preparation of detailed constructional drawings, the negotiation and securing of technical and statutory approvals to achieve and monitor the optimum timing programmes, including:-

  • To assist in the supervision and administration of the Group Technical function particularly by:
  • To be responsible for other duties associated with the above, being:
  • To Assist at all times in maintaining a safe working environment within Company workplaces, and applying the Company Health & Safety Policy for their own, their colleagues, third parties and the public's benefit.
  • To minimise danger and report all potential dangers and accidents to their immediate superior or designated Health & Safety Officer.

The Successful Applicant

Technical Manager Residential Housing, Bristol (Building and Construction):

  • Excellent communicator, with high detail orientation.
  • Extensive experience of working within established development methodologies.
  • Ability to prioritise tasks to meet changing business needs.
  • Knowledge and understanding of the major functions within the remit of Technical services and how they impact on site acquisition and development.
  • Qualified as an Civil / Building Engineer or a Construction Manager to degree level or HNC/HND in a related subject with relevant experience
  • Knowledge and aptitude to identify those issues which impact on land value or development costs and to make the correct 'allowances'.
  • Minimum of five years' experience at Technical Manager level or equivalent.
  • Chartership in Engineering or Architecture. This is not necessary
  • Exposure to mix use/commercial schemes.
  • Experience in concrete steel, timber and traditional masonry build
  • An excellent understanding of built structure form.
  • Demonstration of a high level of competency with regard to analytic thinking and problem solving.
  • Extensive experience of working within established development methodologies.

Reporting to their Bristol, South Wales Regional Office, the successful candidate will be offered a salary between £54,000-£60,000 plus discretionary bonus, company benefits and career development.
