•As Real Estate Manager - EMEA you would be based locally to High Wycombe but covering the EMEA portfolio with the following responsibilities:
• To develop and implement an internal policy and process for approval / validation of all transactions and lease events.
• To ensure that all lease renewals and rent reviews are professionally represented to minimize cost escalation and / or drive reductions.
• To develop links with the Profit & Loss's to understand their business requirements and translate the same into a real estate plan.
• To manage the acquisition process from support / preparation of business case with P & L covering Statement of Requirements, fit out costs, and management of the acquisition process through Corporate Real Estate to include establishment of a delivery mechanism for fit out / occupation.
• To drive portfolio simplification through evaluation of consolidation opportunities to include development of the business case and management of the same to approval and implementation.
• To manage all real estate disposals within EMEA to optimize returns and minimize costs.
• To support business acquisitions through integration of the real estate portfolio.
• To identify and drive cost saving initiatives.
• Decision making responsibility is within a matrix. The job holder will be responsible for preparing and delivering on budgets but the approval rest with Business unit / P & L..
Who we're looking for
The successful Real Estate Manager - EMEA will be RICS qualified with at least 5 years PQE in a Real Estate / Property Portfolio environment, either working "In House" or for a Service Provider. You must have complete understanding of the property life cycle and be able to demonstrate successes, as well as display a working knowledge within a decision making matrix and achieving results by influence. You should be process orientated and focused on delivering high levels of customer service.
