About Our Client

A forward thinking Local Authority based in Hertfordshire. This role is within the Empty Homes team, whose purpose is to deliver high quality, high performance in relation to the management and re letting of the LA's void properties.

Job Description

The successful post holder will manage the inspection, maintenance and repair of empty homes in order to ensure that properties are available for letting within target times, and that void rent loss is minimised.

The successful post holder will also contribute to changes made to existing polices and procedures and embed this in the day to day delivery of an efficient Empty Homes service.

The role will involve attending and making key decisions during predetermination inspections, as well as having the overall responsibility of the diagnosis of all repair and projects works, quality control, contract management, specification, ordering, liaison and procurement including rechargeable works.

This is an important role within the team, and will have varied responsibilities to ensure Void Turnarounds are minimised.

The Successful Applicant

The successful candidate will possess:

Experience of the identification and remedy of a wide range of building defects

Practical knowledge of health and safety and the skills to manage builders and contractors, the post holder should also be commercially aware with excellent project management skills

Evidence of the ability to manage contractors and properties, delivering effective services for the team, achieving and exceeding targets where possible.

Proven ability of working under pressure and meeting deadlines þ Evidence of the ability to manage and prioritise own workload and that of others, with excellent organisational skills in order to meet deadlines and targets

Evidence of the ability to respond positively to change

Ability to deal calmly and confidently in emotional or potentially violent situations

Further Experience Required

Have a recognised building trade qualification (HNC / CIOB / RICS) or equivalent and relevant supervisory experience within the Building trade.

Demonstrable experience of working in a building maintenance environment and working with Schedule of Rates.

Competent in Health and Safety, CDM legislation, planning and building regulations.

Experience of budget management, setting and reporting.

This role is suited to professionals with experience within an empty Homes/Voids remit with an understanding of turnarounds. The role is an excellent opportunity paying a competitive annual salary of £34,700 - £38,700 plus benefits.

This role has a preferred start date of 7th October 2020.
