Our client is a well known Social Housing contractor with an enviable portfolio of contracts and clients. Looking for an Ops Manager to join their Midlands Business Unit.

Job Description

Key Responsibilities

Client Relationship & Stakeholder Management

  • Act as the primary day‑to‑day contact for our social housing clients, building strong, credible, and transparent relationships.
  • Attend client meetings, performance reviews, and contract updates-presenting clear solutions, data, and action plans.
  • Understand client priorities, pressures, and regulatory requirements, ensuring our service aligns with their expectations.
  • Proactively manage issues before they escalate, ensuring clients feel supported and well-informed.



Operational Delivery

  • Lead repairs, maintenance, planned works, and voids services to meet contractual KPIs and service standards.
  • Oversee supervisors, operatives, and supply chain partners, ensuring workflows are well‑organised and productive.
  • Drive high-quality workmanship, ensuring every job complies with safety, quality, and time expectations.



People Leadership

  • Motivate, coach, and develop your team, building a culture of accountability, collaboration, and pride in service delivery.
  • Ensure all colleagues feel engaged, supported, and equipped to deliver an excellent resident experience.



Safety & Compliance

  • Ensure full compliance with health & safety legislation, building safety standards, and operational procedures.
  • Promote a zero‑harm culture and lead by example in ensuring safe working practices across all sites.



Commercial & Performance Management

  • Manage budgets, forecasts, productivity, and resource planning.
  • Analyse performance trends and develop improvement strategies that maximise value for both the contractor and client.
  • Ensure contractual obligations are met and service improvements are continually identified and acted upon.



The Successful Applicant

  • Proven experience as an Operations Manager (or similar) in social housing, property services, or repairs & maintenance.
  • Strong relationship‑building skills with the ability to influence and collaborate with housing providers.
  • Excellent problem‑solving skills, with the confidence to make decisions that balance resident needs, operational demands, and client expectations.
  • A people-focused leader who inspires high performance and a positive culture.
  • Experience working in a KPI-driven, compliance‑heavy environment.
