Job Description

  • Act as the organisation's on-site representative for disrepair works, monitoring progress and quality of delivery
  • Carry out regular site inspections at key stages of works to ensure compliance with specifications and standards
  • Undertake completion inspections and prepare schedules of defects and outstanding works
  • Ensure all works are delivered in line with contract documents, building regulations, CDM regulations, and statutory health and safety requirements
  • Monitor workmanship and materials quality, identifying issues and ensuring corrective action is taken where required
  • Inspect works in progress to ensure compliance with scope, specifications, and agreed programmes
  • Prepare and issue schedules of snags prior to final sign-off of works
  • Liaise closely with surveyors, claim handlers, technical coordinators, and DLO teams to support effective delivery of disrepair cases
  • Ensure works progress in accordance with contractual requirements and relevant construction legislation
  • Minimise delay, risk, and liability through proactive site monitoring and reporting
  • Issue minor directions where required, maintaining appropriate financial control and accountability
  • Maintain accurate records of inspections, progress, and compliance observations
  • Support effective communication between residents, contractors, and internal teams throughout the works process
  • Identify and escalate risks, defects, and non-compliance issues promptly
  • Contribute to ensuring high standards of customer service and resident engagement during works delivery

The Successful Applicant

  • Proven experience working within a construction, housing maintenance, or surveying environment
  • Experience working with contractors and direct labour organisations (DLOs)
  • Strong understanding of building construction methods, materials, trades, and industry standards
  • Good knowledge of health and safety legislation and CDM regulations
  • Experience carrying out site inspections, quality inspections, and post-inspections
  • Ability to interpret specifications and ensure works are delivered accordingly
  • Strong communication skills with the ability to engage effectively with residents, contractors, and internal teams
  • Highly organised with the ability to manage inspections and prioritise workload effectively
  • Strong attention to detail with the ability to identify defects and compliance issues
  • Competent IT skills, including Microsoft Office and housing/repairs systems (e.g. DRS)
  • Ability to work independently and take ownership of site-based responsibilities
  • Understanding of disrepair processes and housing maintenance environments is desirable
